US Borax Building in Santa Clarita Sold for $26 Million

Brentwood Capital Partners to convert Borax building into multi-tenant office space.

Brentwood Capital Partners of Los Angeles has acquired the building on Tourney Road in Valencia previously occupied by US Borax for $26 million.

The 117,000 square foot building consists of an 86,000 square foot, four-story office tower and a 31,000 square foot laboratory. Brentwood Capital will likely convert the entire facility into office space unless someone steps forward and says that they want the lab space. The Borax facility is considered to be Class B space, while much of the surrounding facilities in the Valencia Industrial Center are considered to be Class A space.

The Borax building was built in 1992, and was significantly damaged by the Northridge earthquake in 1994. Apparently 75 percent of its steel moment-resisting connections suffered severe brittle fractures during as a result of the earthquake. The two most common failures in the Borax building were column flange fracture and pull-out of the girder flange from the column. Borax had to relocate its Santa Clarita operations temporarily while the building was repaired, and subsequently vacated the building when its operations were relocated to the Denver area.
