Builder’s Salesman Speaks Out

Builder's salesman expresses his true purpose in working with potential buyers.

While this quote is not from a local builder’s sales office, it does clearly represent exactly what the new development sales offices are here to do.

Here’s what a builder’s sales rep had to say about selling an overpriced home to an investor:

"Well, yes, I’m sure he wanted to be able to make some money on those! (LOL) But, hey, basically my job was just to sell the homes for the company, and move them off of our inventory. I would never recommend anyone buy a model, they are so overpriced. In truth, I really kind of screwed him in that respect, but that wasn’t my job to make him money later. My job was to sell those homes for the company."

Clearly the salespeople in the new construction offices are there to just what this guy says - move the builder’s inventory. They are not there to assist buyers in getting a good deal, choosing a good lot, picking the right upgrades, or knowing what extra costs are involved in purchasing a home from them  including homeowner’s dues and Mello Roos taxes. They’re paid by the builder, and they work only for the builder - they don’t work for the buyers at all, no matter how friendly they seem. They get paid for moving inventory, and they’re good at it.

Remember that the majority of the builders in the Santa Clarita area do cooperate with Realtors and that having a Realtor assist you with your new home purchase costs you absolutely nothing. A qualified Realtor can help you through the potential landmines in dealing wtih new construction, including making sure that you’re fully aware of all of the extra costs of ownership in that area.

The rules of the game are the same with each builder: You must bring your Realtor with you on your FIRST visit to the new construction sales office. So if you’re planning on driving around and checking out new developments by yourself, DON’T! Call your Realtor and ask her to drive around with you. Or, better yet, have your Realtor help you decide which ones to check out and which ones are a waste of your time.
