        <Description>&lt;p&gt;We all know that the Santa Clarita real estate market isn't as active as it was in recent years, but&amp;nbsp;homes are&amp;nbsp;still moving even though they may not be selling as quickly or for the higher prices that we got used to seeing. &lt;/p&gt;&lt;p&gt;Overall, Santa Clarita had&amp;nbsp;1,317 new listings for the quarter, with 269 homes going into escrow and 445 homes closing escrow. With substantially more new listings than sales, it's definitely still a buyer's market out there. Canyon Country remains Santa Clarita's pre-foreclosure hotbed, with the majority of Santa Clarita's short sale listings.&lt;/p&gt;&lt;p&gt;The areas with the most homes moved (homes that either went into escrow or closed escrow)&amp;nbsp;during the 4th quarter of 2007 were Valencia and Canyon Country. New escrows totalled 74 for the quarter for each area. Closed escrows for the quarter totalled 151 for Valencia and 91 for Canyon Country.&amp;nbsp;Next in line for new and closed escrows was Saugus, with 51 new escrows and 72 closed escrows for the quarter.&lt;/p&gt;&lt;p&gt;When reviewing these numbers, be sure to allow for regular seasonal adjustments in the real estate market. Remember that the last quarter of each year is affected by the Holiday Season, no matter how good real estate has been moving until then. The real estate market tends to take a bit of a nap as it approaches Thanksgiving, and on through the start of the new year.&lt;/p&gt;&lt;p&gt;For Valencia, the number of new listings per month&amp;nbsp;went down dramatically from October to December (from 157 to 88) while the number of homes that went into escrow and closed escrow each month were pretty constant.&lt;/p&gt;&lt;p&gt;Average home prices in Valencia were all over the board, with newly listed homes substantially lower priced than those that went into escrow. Does this mean that homes similar to those that were listed at $600,000 in October were listed at $500,000 in December? Not necessarily... these statistics don't take into consideration the fact that the mix of homes (smaller vs larger, older vs newer, attached vs detached, etc) may be different from&amp;nbsp;month to month.&lt;/p&gt;&lt;p align="center"&gt;&lt;img alt="Valencia Real Estate Statistics 4th Quarter 2007" hspace="0" src="http://lindaslocum.com/graphics/ValStatsGraph4Q07Sm.jpg" align="baseline" border="0" /&gt;&lt;/p&gt;&lt;p align="left" /&gt;&lt;p align="left"&gt;For Canyon Country, the amount of homes that went into escrow rose sharply in December (39 homes vs. 15 in October) and the average list price of newly-listed homes remained constant throughout the quarter.
