DataQuick’s August home sales statistics are in! There were some surprises in the Santa Clarita area home sales for August 2007, especially for Canyon Country.

Compared to Los Angeles County’s July numbers, there was a decrease in the total number of single-family homes sold county-wide at 4,444 homes sold in August vs 4,629 in July and 5,049 in May, with a huge 9.1% increase in the median price from August of the prior year. This median price for a single family home in Los Angeles County for August was even greater than the May numbers, which showed a 9% increase from May 2006.

The number of homes sold in Santa Clarita for August was 209, as compared to the July sales of 216, and to the May home sales of 186, for a 12% increase in homes sold from May to August.

Below is a table of the results for the Santa Clarita area by zip code. Remember that these are MEDIAN home prices, which means that half of the homes sold were above these prices, and half the homes sold were below these prices. These numbers are for single family homes only (no condos or townhomes). The percent change is from August 2006 to the current year’s numbers.

When the median price for an area goes down, this could mean that the current trend is for the lower priced homes to be selling more frequently than the higher priced homes in the area, and does not necessarily mean that home prices are declining overall.

This month, Canyon Country performed surprisingly well with an increase in the number of homes sold as well as an increase in the median home prices as compared to the August of 2006. Stevenson Ranch and Westridge home sales (zip code 91381) fell to a meager 15 homes compared to 32 homes in July, although the median price increased significantly to $938,000.
