DataQuick's July home sales statistics are in! Here are the statistics for Santa Clarita area home sales for July 2007. Compared to Los Angeles County's May numbers, there was a decrease in the total number of single-family homes sold county-wide at 4,629 in July vs 5,049 in May and 5,550 in March, and an increase in the median price from the prior year. The median price for a single family home in Los Angeles County for June was up 6.4% from the prior year, while the May numbers showed a whopping 9% increase. The number of homes sold in Santa Clarita for July was 216, as compared to the May home sales of 186, for a 16% increase in homes sold from May to July. Below is a table of the results for the Santa Clarita area by zip code. Remember that these are MEDIAN home prices, which means that half of the homes sold were above these prices, and half the homes sold were below these prices. These numbers are for single family homes only (no condos or townhomes). When the median price for an area goes down, this could mean that the current trend is for the lower priced homes to be selling more frequently than the higher priced homes in the area, and does not necessarily mean that home prices are declining overall. This month we're seeing more of an downward trend in the median home prices, which could mean that the lower priced homes are starting to sell once again, although zip codes 91350 and 91355 have remained relatively stable. Zip code 91381 had an increase in median price since March.
