Santa Clarita’s May Home Sales Statistics: Prices Are UP Again!

Los Angeles County single family home prices go up by 9% in May.

DataQuick’s May sales statistics are in! Here are the statistics for Santa Clarita area home sales for May 2007.

Compared to Los Angeles County’s April numbers, there was a slight increase in the total number of single-family homes sold county-wide at 5,049 in May vs 4,882 in April and 5,550 in March, and a significant increase in the median price from the prior year. The median price for a single family home in Los Angeles County for May was up a whopping 9% from the prior year, while the April numbers showed only a 5.6% increase.

Below is a table of the results for the Santa Clarita area by zip code. Remember that these are MEDIAN home prices, which means that half of the homes sold were above these prices, and half the homes sold were below these prices. These numbers are for single family homes only (no condos or townhomes). The percent change is from May 2006 to the current year’s numbers.

These prices are blended numbers, meaning that a $500,000 home will be combined with a $1 million home for these statistics. So if there are more lower priced homes sold in a particular area, then the overall median sales price will go down.

When the median price for an area goes down, this could mean that the current trend is for the lower priced homes to be selling more frequently than the higher priced homes in the area. This month we’re seeing more of an upward trend in the median home prices, meaning that the higher priced homes are starting to sell once again, with a dramatic increase in Canyon Country zip code 91387 month-to-month from March to May.
