Median Home Prices Are UP County-Wide
Los Angeles County median home prices are higher than 2006 numbers.
DataQuick’s April sales statistics are in! Here are the statistics for Santa Clarita area home sales for April.
Compared to Los Angeles County’s March numbers, there was a slight decrease in the total number of single-family homes sold county-wide at 4,882 vs 5,550 in March, but an increase in the median price from the prior year. The median price for April was up 5.6% from the prior year, while the March numbers showed only a 4.6% increase.
Below is a table of the results for the Santa Clarita area by zip code. Remember that these are MEDIAN home prices, which means that half of the homes sold were above these prices, and half the homes sold were below these prices. These numbers are for single family homes only (no condos or townhomes). The percent change is from April 2006 to the current year’s numbers.
| Zip Code | # of Homes Sold | Median Price April ‘07 | % Change |
| 91351 | 19 | $499,000 | 2.8% |
| 91387 | 12 | $613,000 | -5.1% |
| 91321 | 10 | $544,000 | -8.9% |
| 91384 | 34 | $515,000 | -20.7% |
| 91350 | 23 | $513,000 | -11.0% |
| 91390 | 18 | $649,000 | -12.2% |
| 91381 | 22 | $814,000 | 0.9% |
| 91354 | 31 | $600,000 | -4.0% |
| 91355 | 49 | $563,000 | -13.1% |
These prices are blended numbers, meaning that a $500,000 home will be combined with a $1 million home for these statistics. So if there are more lower priced homes sold in a particular area, then the overall median sales price will go down.
When the median price for an area goes down, this could mean that the current trend is for the lower priced homes to be selling more frequently than the higher priced homes in the area. Here’s a quick look at April ‘07 median prices vs March ‘07 median prices:
| Zip Code | April ‘07 | March ‘07 |
