| May 17, 2007 | | Home sales are still relatively strong in Santa Clarita. | Although statewide home sales numbers are declining somewhat according to DataQuick, the Santa Clarita numbers are bit more promising. DataQuick reported that 34,949 houses and condos were sold statewide in April, down from 39,811 in March and 48,894 for April 2006. Still, the median price in the state remained at March's record high of $484,000. The Santa Clarita numbers below are for single family homes, condos and townhomes combined. Note that the average days on market (DOM) is relatively low for several areas, and that in most areas the homes are selling for close to list price. With a list price to sales price ratio in Valencia of 98.59%, that means that a house listed at $600,000 would sell for about $8,460 less than the asking price. | City | New Listings | In Escrow | Sold | %LP/SP | Avg DOM | | Agua Dulce | 13 | 3 | 4 | 95.48% | 37 | | Castaic | 60 | 8 | 21 | 98.28% | 87 | | Canyon Country | 166 | 25 | 35 | 99.92% | 93 | | Newhall | 63 | 7 | 15 | 97.26% | 78 | | Saugus | 132 | 34 | 36 | 98.66% | 90 | | Stevenson Ranch | 40 | 6 | 20 | 98.63% | 50 | | Tesoro del Valle | 15 | 4 | 6 | 97.58% | 58 | | Valencia | 206 | 47 | 89 | 98.59% | 55 |
