Santa Clarita Home Prices Remain Relatively Stable
Median sales prices for Santa Clarita single family homes for March 2007.
DataQuick’s March sales statistics have been released showing the home price medians for sales of single family homes, condos and townhomes.
Overall, Los Angeles County did fairly well with 5,550 single family homes sold with a county-wide median price increase of 4.6%.
Below is a table of the results for the Santa Clarita area by zip code. Remember that these are MEDIAN home prices, which means that half of the homes sold were above these prices, and half the homes sold were below these prices. These numbers are for single family homes only (no condos or townhomes). The percent change is from March 2006 to the current year’s numbers.

These prices are blended numbers, meaning that a $500,000 home will be combined with a $1 million home for these statistics. So if there are more lower priced homes sold in a particular area, then the overall median sales price will go down.
Considering just the Valencia zip codes (91354 and 91355), these price ranges reflect the lower priced homes in the region since there aren’t too many homes to choose from in the under-$600,000 mark in these zip codes. This means that the current trend is for the lower priced homes to be selling more frequently than the higher priced homes in the area. The majority of these lower-priced homes will either be the Sunrise two-attached homes behind the Granary Square area, the older homes in the North Valencia (91354) area, and detached condos (Creekside’s Windsor Collection, Tesoro’s Altoliva, Tango and Canterbury Collection, and the Montevista and Court Home Collections).
