Santa Clarita's Tesoro del Valle development to see two new neighborhoods.

The Tesoro del Valle development in Santa Clarita will soon include two new neighborhoods: The Canyon Estates and The Mesas Village.

These new neighborhoods are part of the original Tesoro del Valle plan as Phases B and C. The total approved plan for Tesoro del Valle was for a total of 1791 units. 1552 units (659 single family and 893 multi family) were to be in Phase A, 122 single family units in Phase B, 115 single family units in Phase C, and 2 single family estate lots in Phase D.

Phase A is already completed and contains 1077 residential units, short of the originally planned 1552 units for that phase. The developers are asking for a revision of the plans for Phases B and C to allow for these "lost" 475 units from Phase A and the 2 units from Phase D to be added to these areas instead.

The minimum lot size for these two phases will be 7000 square feet, with an average lot size of 25,455 square feet.

Phase B will be called The Canyon Estates and will include 182 residential units. The average lot size in The Canyon Estates will be about 46,000 square feet.

Phase C will be called The Mesas Village and will include 532 residential units on smaller lots than in The Canyon Estates.

The change in the allocation of units requires a public hearing by the Los Angeles County Planning Commission, which will take place on February 21 at 6:30pm in the Tesoro Historical Site.
