Park Place Coming to Shadow Pines Area

Brookfield to build almost 500 homes.

Brookfield Homes is planning on building 492 single-family homes in the Shadow Pines area of Santa Clarita. This new development, Park Place, will also include 36 open space lots and a 16-acre park on about 500 acres.

Lot sizes will be from 5,500 square feet to about 7,000 square feet, and these will be clustered homes. Other developments with the clustered homes design include the Courthomes and the Mayfair homes in Valencia NorthPark, the Montevista homes in Valencia Copperhill, and Summer Grove in Valencia Creekside. The clustered home design is meant to save land space so more homes can be built in a smaller area.

An extension of Shadow Pines Blvd. will provide the main access to Park Place. Since this gated community is located in a fire zone, all homeowners will be required to plant Fire Department approved plants and all homes will have interior fire sprinklers.

This original plan is likely to be revised before the Los Angeles County Board of Supervisors will give its final approval to the project, since the Planning Department feels it is inconsistent with the Santa Clarita Valley Area Plan because of the density of the homes.
