Buying a new construction home warranty for years two through five makes sense!
Well, I did it again… I messed up the sensors on my garage door opener and couldn’t get the system working properly again. The door would go up, but it wouldn’t come down! After spending enough time to get totally frustrated, I finally filled out the online repair request for Old Republic Home Protection and had them send out a tech to correct my mess-up.
Instantly I had the contact information for the company that they were going to send out, and a message that they should call me back within the hour (this was at close to 3:30pm). Impatient as I am, I waited about half an hour and then called them myself.
As luck would have it, the guy was headed out to Valencia and could be here at about 5pm - way cool! He fixed the sensors, did an overall check of the system, and even installed a nifty multi-function wall switch for me for an extra $7. Not bad!
The service call only cost me the standard $45 service fee from the home warranty company, since I’d purchased a policy for years two through five when I bought my home (the builder covers year one). I pay the same $45 whether I call for leaking toilets, electrical problems, appliance malfunctions, or an air conditioner breakdown. It’s great knowing that I have a low fixed cost for any needed repairs, no matter what they may be.
This coverage is relatively inexpensive, since the home warranty companies don’t expect too many major breakdowns on new construction. Old Republic Home Protection shows a current cost of only $455 for years two through five coverage on new construction, which breaks down to about $114 per year. There are many home warranty companies that offer similar coverage, but expect the pricing and coverage to be about the same for all of them.
What’s the catch for getting four years of home warranty coverage for only $114 per year? You have to order the home warranty coverage through a Realtor!
Buyers cannot order home warranty coverage on their own unless it’s for a renewal policy. And you can’t have a Realtor representing you on new construction unless you take them with you on your very first visit to the new construction sales offices (or models).
